Q. What is the MLS?A. The MLS (Multiple Listing Service) is a comprehensive database of houses, townhouses, condos, multifamily properties, commercial properties and land. Each listing is entered by a RealtorŪ member. Listings are entered into this database so that other Realtors or real estate brokers have access to the listing. There are hundreds of MLS systems in the United States. Real Estate brokers in the Charlotte area utilize the Carolina Multiple Listing Services, Inc. Over 80% of house sales begin through the Carolina MLS.
Q. What is the service area for the Flat Fee Listing Program?
A. We list properties that are located in the following counties: Cabarrus, Gaston, Iredell, Lincoln, Mecklenburg, Stanly, and Union.
Q. Why do you offer flat fee services versus the traditional real estate sales packages?
A. We offer an alternative to the typical real estate sales arrangement to give sellers more options. Through the use of the internet and other resources, sellers have become more savvy and sophisticated about the sale of their homes. Oftentimes, the seller only needs a real estate agent to advertise their homes. In the majority of transanctions, it is the buyer's agent that brings the buyer, not the traditional listing agent.
Q. Why should I list my
home in the MLS System?
A. The number 1 reason is for exposure. In 2006,
86% of home buyers used a real estate professional in their home search.
It only makes sense to include your home in the largest home database
that real estate brokers are using.
Q. I am a home owner. Can I enter my property
in the MLS system by myself?
A. No, only a Realtor can enter properties into the MLS system.
Q. Which MLS system will
my property be entered into?
A. Your property will be entered into the Carolina MLS, the same database
used by all Realtors in the Charlotte area.
Q. Will Realtors show my
property if I sign up with a flat fee program?
A. Realtors are bound by their responsibility to their buyer clients
to show properties that the buyers are interested in. The Realtors will
not know what you paid to have your property listed in the MLS. The
search that Realtors perform will show all properties that match their
buyers criteria.
Q. Do I have to offer a
commission to the agent that represents the buyer?
A. Yes. The amount of the commission is negotiable. We will discuss
the commission you will offer during the initial consultation.
Q. Do I have to pay commission
if I sell the house myself?
A. No. If you sell the house yourself to a buyer that was not represented
by an agent, you will not have to pay additional fees other than those
agreed to in your listing agreement.
Q. What other fees will
I have to pay to United Real Estate Services?
A. None. You only pay the fee associated with the package you choose.
We do not charge additional fees when the property sells.
Q. How
long will it take to list my property in the MLS system?
A. Typically 24 hours after all documents are received. Once payment
is received, you will be instantly connected to a list of all of the
forms needed to get the property listed.
Q. Will my phone number
be listed in the MLS system? What about Realtor.com or CarolinaHome.com?
A. Your name and number will be listed as the point of contact in the
MLS system. United Real Estate Services will be the point of contact
in the Realtor.Com and CarolinaHome.com listings, as both websites require
that only the listing agent information be found in the contact information
section. Any calls that we receive from interested buyers will be directed
to the seller for more information.
Q. Will United Real Estate Services represent buyers
for my home?
A. No. To avoid conflicts of interests, all buyers are referred to the
seller. If additional representation is required by the seller we will
discuss the options at that time.

Q. What is your refund policy?
A. We strive for 100% customer satisfaction. You may request
a refund of the listing fee minus a $25 processing fee at any time BEFORE
your property is listed in the MLS.

We guarantee that changes to your listing will be completed within 24

to you via email within 24 hours (Monday - Friday).
